Hannover’s property market
Superb location for offices
Enough space for a desk and a laptop: covering approximately 4.95 million m2 and most recently with an annual turnover of 120,000 m2, the Hannover region is one of Germany’s biggest centres for dynamic office property.
Sustained employment growth is the main driving force behind the trend: approximately 175,000 people work in an office in Hannover. In 2015 the top rent was €14.80/m2, and even much higher at €15 to 18/m2 for modern new builds and renovated premises in the city. Offices obtain rents of between €5.50 and €11 for single use values. The net initial yield in prime locations is 4.5%.
